A Fifty Percent (50%) of total lodging deposit is required at the time of making your reservation, or a Hundred Percent (100%) deposit is required for guests staying only one night. A two night minimum stay is required for most weekends.

GROUP BOOKINGS: For guests booking as a group, reserving Four or More Rooms, a 100% Non-Refundable deposit is required at the time of booking.

Credit Cards (Visa or Master Card) are required to be on file for deposits and incidental fees.

We do not honor Canadian at par dollars.

Cancellation Policy: Guests may cancel their reservation up to Thirty (30) Days prior to arrival and receive a Full Refund of their Deposit minus a $30.00 dollar ($30) Processing Fee. Reservations Canceled Twenty-Nine (29) Days or sooner to arrival Forfeit their Deposit.

Rain Check Policy: We understand that things may arise in our guests lives that affect their travel plans. For Cancellations up to Twelve (12) Days prior to arrival, WilloBurke will work with you to apply a Raincheck for your Deposit, not to exceed Eight (8) Weeks from the Original Check-In Day. For Cancellations within Forty-Eight (48) Hours prior to arrival, your deposit will be Forfeited and Rain Checks are NOT offered. We will not offer Rain Checks within Forty-Eight (48) Hours due to Bad Weather such as Rain. Please see our website at www.willoburke.com for further information about WilloBurke's Rain Check Policy.

We do not offer Rain Checks to guests who book through Third Party booking platforms such as Expedia, Bookings.com, etc., as we are charged fees by the Third Party booking platforms. 

Rain Checks cannot be applied to stays during Holiday vacation weeks, three day weekends or special event weekends in the Burke Area such as but not limited to: NEMBA Festival weekend, Fall Foliage Festival weekend and Alumni weekends. Rates for the Rain Checked Reservation are subject to increase but not decrease and cannot be coupled with any then existing Lodging offers, specials or promotions. If the Rain Checked Reservation is cancelled for any reason, the deposit is automatically forfeited. Please note that WilloBurke cannot guarantee availability during the eight (8) week Rain Check window to apply the canceled deposit. 

WilloBurke reserves the right to change, modify or end our Rain Check policy at any time.

CHECK-IN/CHECK-OUT TIME: Check-In is between 3pm and 6pm, and Check-Out is at 11am. Early Arrivals: We will try our best to accommodate Early Arrivals but cannot guaranty access to your room. You are welcome to contact us to see if we can accommodate you early. However, we cannot accommodate guests arriving prior to 11:00am. The earliest you can Check-In is at 11am, please call ahead of your arrival to see if your Room is available. If you will be arriving after 6pm or you are delayed en route please call us so that we can provide you with the Check-In Instructions. Additionally, please note that most Restaurants in the Burke area have their last sitting at 9pm, so if you will be delayed on route past 9pm, you may want to consider eating prior to arriving in East Burke. 

Check-Out is no later than 11am

Guests are welcome to leave their cars parked in our parking lot and enjoy the trails for the day. However, please notify us that you will be leaving your car, and advise as to your anticipated pick-up time for your vehicle.


Check-Out is at 11am. If you would like a LATE CHECK-OUT please contact us. We will do our best to accommodate requests for Late Check-Outs, however, we can not guarantee a Late Check-Out. There is a $45 dollar fee for all Late Check-Outs until 2pm. Check-Outs after 2pm will be charged an additional night's stay. LOST ROOM KEYS: If you should loss your Room Key, please notify us and a replacement cost of $20.00 will be charged to the credit card on file.

EARLY DEPARTURES: If you need to Check-Out in advance of your Full Reservation, a Cancellation Policy of one day's room rate will be applied for the remaining days of your confirmed stay.

If you should lose your room key, please notify us and a key replacement cost of $20.00 will be charged to your credit card on file.

Under the lodge, there is a secure area (our bike basement), which features tools, work bend, bike/ sporting equipment stand and racks. We welcome you to utilize our bike basement to maintain, store and work on your bikes, skis, and boards.

WilloBurke is Dog Friendly, however, we only allocate certain rooms for dogs. The second floor of the Lodge is completely hypoallergenic; thus, we do not allow dogs on the second floor. If a guest should sneak a dog into any room on our second floor, we reserve the right to charge a $150 cleaning fee to the credit card on file. 

For our Dog Friendly rooms there is a one-time charge of $30.00 to cover the cost of extra cleaning. Please advise us at the time of making your reservation or as early as possible that you wish to bring your four-legged family member, as we have complimentary gifts for your pup, and will need you to sign our Dog Liability Form upon Check-In. We only allow one dog per room in the Lodge. We do not allow cats on the premises.

A Group Booking is defined as four or more rooms. For guests to secure a Group Booking, we require a one hundred percent (100%) non-refundable deposit at the time of making your reservation. If Groups need to cancel, their deposit will be forfeited. However, we will work with you on planning a future stay and appropriation of the deposit.

Due to WilloBurke be a very small inn, it is very hard for us to recoup the loss of potential guests that we turn away due to Curtesy Room Blocks, and not being able to rent all the rooms in the block. If we are to grant a Curtesy Room Block, it will be on a case by case scenario and will not exceed eight weeks. If consideration is paid in advance for the Room Blocks, we can negotiate an extended reasonable close-out. Please contact us for further information.

The Nordic Spa is a Separate Business associated with WilloBurke Boutique Inn, and there are additional fees for Spa Services such as Massage Therapy Treatments and Nordic Hydrotherapy Treatments. Please contact us about scheduling a Nordic Spa Treatment. Nordic Spa Cancelations are treated that same way as Lodging Cancelations when added to your Lodging Reservation.

Before enjoying your Nordic Spa Experience, each Spa guest will need to fill out a liability waiver and inform us of any medical conditions they have which could affect their health and safety. WilloBurke Nordic Spa has changing seasonal hours, please contact us for further information about disclosures, hours of operation and pricing.

All rooms in the Lodge are based on double occupancy. Rooms 1, 2, 5, and 6 can easily accommodate additional guests for a small fee of $25.00 per person per night that covers cost of breakfast and afternoon refreshments, linens and additional cleaning. 

Our Luxury Apartment is based on a four-person occupancy, additional guests can also be accommodated in the apartment for $25 per day per person.
